When do I need a VLABEL valuation?

A VLABEL valuation is compulsory whenever the value of a property in the Flemish Region has to be established for the tax authority — for an estate, an inheritance, a gift or a divorce. The valuation is binding and determines the taxable base.

How long does a valuation take?

The site visit takes on average 45 minutes to 1.5 hours, depending on the size of the property. You receive the written report within 7 working days of the visit. Under the urgent procedure the report is delivered within 2 working days.

Do you also work outside Flemish Brabant, East Flanders and Brussels?

What is a VLABEL valuation?

A VLABEL valuation is an official valuation report drawn up by a certified valuer-expert and accepted by the Flemish Tax Authority (VLABEL). The report establishes the market value — the objective open-market value — of a property on a specific date.

That value forms the taxable base for inheritance tax or gift tax. An accurate, well-substantiated valuation protects you from disputes with the tax authority and gives legal certainty to everyone involved.

When do you need a VLABEL valuation?
Estate & inheritance On a death the property must be declared to VLABEL. A certified valuation establishes the correct inheritance tax.
Gift of immovable property For a gift to children or third parties, VLABEL sets the gift tax on the basis of the market value.
Divorce & division of assets A neutral, independent valuation prevents conflict between the parties and is acceptable to the notary and the court.
Purchase or sale & mortgage credit Banks and notaries require an objective market value for financing or for drawing up the deed of sale.
